Get clear on the numbers

Build a full cash budget

Include deposit, stamp duty and your own estimates for professional and moving costs.

Try monthly repayment scenarios

Compare a few rates and terms rather than relying on a single estimate.

Set a savings target

Keep the deposit target separate from other purchase costs where possible.

Choose a realistic price range and areas

Use actual listings to test whether the budget matches the homes you would consider.

Write down questions for a lender or broker

Ask about eligibility, documents, rates, fees and the next steps for your circumstances.

Plan viewings and property checks

Keep notes so comparisons are based on the same questions each time.

Get relevant professional quotes

Consider legal, survey, valuation and moving costs for the particular property.

Confirm the stamp-duty position

Check whether the standard residential estimate applies to the actual transaction.

Read the lender and professional terms

Do not assume an illustrative result is a final offer, rate or fee.

Allow for changing costs

Quotes, rates and property details can change before completion.

Keep your figures and questions together

Bring the latest estimates to conversations with qualified professionals.

Verify before you decide

Use current official information and advice suitable for your own circumstances.
